Project Coordinator
The ideal candidate has a working background in residential construction, and is an excellent communicator. He or she is comfortable representing a leading construction firm, bearing project-level responsibilities, managing a small dedicated staff, and prioritizing workloads.
Core Competencies (the candidate must possess the following skills/attributes)
• Highly proficient working with Microsoft Excel, Word and Outlook
• Excellent verbal and written communication skills
• Working understanding of construction principles, estimating procedures, and construction accounting fundamentals
• Capable of creating and tracking a budget
• Professional demeanor and capable of maintaining positive working relationships as the representative for the builder and developer to various regulatory bodies, a large homeowners’ (strata) association, and the public
Desirable Competencies (the ideal candidate also possesses the following skills/attributes)
• Relevant post-secondary education or Red Seal trade certification, in construction trades, construction management, architectural technology, engineering or a similarly related discipline
• Relevant work experience, in construction trades, construction management, architectural technology, engineering or a similarly related discipline
• Working understanding or experience with pre-occupancy inspections, contract closing procedures, construction warranty and post-occupancy service procedures
• Familiar with marketing practices used in development and construction
Key Responsibilities (reporting to the principals, and working alongside the construction management team, the successful applicant will be responsible for the following tasks)
• Overseeing the administrative, interior design, marketing and service/warranty staff members
• Acting as representative for the builder and developer to homeowners’ (strata) association
• Acting as the “hub” to manage the flow of construction specifications/information from the sales team, through interior design and estimating, to the construction team and trades
• Maintaining construction forecasts/financing projections on a monthly basis
• Maintaining and distributing schedule forecasting and construction status tracking spreadsheets
• Obtaining, reviewing and distributing blueprints to building inspector, engineers, trades, suppliers, and the internal construction team as appropriate
• Generating and pricing specification documents and diagrams, distributing to building inspector, engineers, trades, suppliers, and the internal construction team as appropriate
• Performing material take-offs, compiling quotes and using unit pricing to produce estimates for modifications to plans or construction specifications
• Leading pre-occupancy inspection and orientation walk-throughs with new homeowners
• Completing warranty commencement documentation and other relevant closing procedures
• Coordinating with third-party entities to ensure services (Telus, Shaw, Canada Post, etc.)
• Reviewing and approving invoices against approved quotes for construction in progress
• Coordinating marketing efforts and managing expenditures against annual budget
